What Care for a Community Can Do

     Within the bustling built environment of the Bronx, New York, Co-op City stands as a testament to quality urban planning, community involvement, and maintenance. Cooperative and affordable urban living is a concept often associated with failure due to poor maintenance like the Pruitt-Igoe Project. Co-op City is a bit different than its predecessors. The project is centered around being everything positive that past projects had to offer while correcting the negative stigma by combating management and maintenance issues of the past. Designed by Herman Jessor, Co-op City, today, is the largest cooperative housing development in the world. What made this project a success over the others?

    When Co-op City started, residents bought into the project. That initial investment immediately increased the residents' involvement and care of the project. Everyone had a sense of ownership of the project which encouraged them to be more respectful to the project. Residents are also given a stake in management and decision-making in this model. 

    15,372 residential units make up the 35 high-rise buildings of Co-op City. A diverse group of people live in the project offering a wide variety of cultures making the community rich in variety and thought. Those residents have their own units, but share the variety of public community spaces throughout the project. The complex has an array of amenities like shopping centers, schools, recreational areas, and even a medical facility. Co-op City aims to be everything an individual could need right within the project. 

    Extensive green spaces make up a portion of the community spaces creating a healthy environment. Green spaces break up the city's harsh impervious concrete and asphalt being a sustainable element as well as a physical feature. The blend of urban living and nature creates a lush experience for the residents of Co-op City encouraging residents to spend their time in the fresh air. 

    Co-op City also provides residents with easy access to public transportation connecting the project with the greater New York City area. This allows residents greater job flexibility and a cheaper alternative to owning a car and commuting to work every day.

    Because all residents own a share at Co-op City, the community engagement within the project is strong. Everyone has a say in the governance and decision-making of the complex. This is a cooperative effort to maintain the highest quality of life possible within the development. 

    Infrastructure and physical maintenance is also an issue with a public housing project that emphasizes affordability. Co-op City hasn't been without struggles, but the resilience of the community has kept the project on its feet and running. Too many people care about Co-op City to let it fail. That's what makes it different than the failed projects of the past.
